New homes in Alabama are selling at an increasing rate, according to a report by ACRE Corporate Cabinet, which as found that new home sales in the state are up 15 percent from April 2012. Thus far for 2013, new home sales are already up 13.1 percent. Mobile is leading the state in terms of the highest amount of sales growth, with a recorded growth rate of 69 percent. Tuscaloosa was next with 54 percent, Birmingham with 30 percent, and Montgomery with 11 percent.

The Mobile movers have found that Huntsville, however, actually had a negative level of growth, at -16 percent. Alabama’s new home sales growth rate underperformed the national average, but regions from the Southern US are up 37.5 percent from April 2012. As far as what’s to come? April 2013 had 9.7 percent more building permits filed than April 2012.


Nick Saban’s multimillion dollar home on Lake Burton in North Georgia has been delayed at the auction block, according to reports by the Associated Press. The Tuscaloosa movers have found that the property, which encompasses 9,600 square feet, didn’t sell as expected in an early June auction so it has been pushed back to the June 27th auction. The home was originally priced at $11 million and was developed by Saban with a developer in the north Georgia mountains. The family has a second home on the lake which they will keep.

But that’s not the only piece of Saban on the auction block–a University of Alabama football package, which includes four seats in the Saban family’s private box will be sold, with proceeds going to Saban’s namesake charity.


Some new grocery shopping options are coming to the Mobile area. Hot on the heels of getting their first Publix, Whole Foods has announced recently that they plan to open a store there as well. The new Publix still has some time to reign over the current market however, as the Whole Foods is not slated to be open until 2015. The Mobile movers are glad that the Austin-based natural foods retailer sees Mobile as a market worth moving into, and many see it as a positive sign for the local economy and retail industry.

Grocery competition will heat up, however, as the new Whole Foods will be positioned directly across from the Fresh Market, and both will be down the road from locally owned and operated Virginia’s Health Foods. The ready to serve section of Whole Foods could also prove problematic for restaurants. The existing Winn Dixie underwent a makeover that has it now boasting an open air farmer’s market feel, so there is no shortage of healthy grocery options in Mobile.

 


Home prices in the metropolitan Birmingham area rose this March 2.1 percent over March 2012, while the rest of Alabama saw prices fall about 3 percent. The Alabama drop was the second highest in the country for that time frame. The data collected by CoreLogic also showed that Alabama was one of four nationwide states to have home price depreciation.

The local Birmingham movers have found that the rise in Birmingham sales is exclusive of distressed mortgages. Though the state had a drop in home values, we are optimistic that the remainder of 2013 can prove fruitful for Alabama and even more so for Birmingham. Birmingham is noted as a town with a growing downtown area. Other Alabama cities, such as Dothan, have received varying levels of attention lately. Dothan was named as one of the least expensive cities in America.


Real estate industry insiders are feeling as confident as ever at the state of the Atlanta real estate market, according to a recent report from the latest Alabama Real Estate Confidence Index report. The report is scaled from 0 to 100, with 100 being the best and 50 meaning no significant changes. The recent report shows the area’s second quarter confidence marker is at 58, which is up 8 points from the 1st quarter’s score. The Birmingham movers are excited that additionally, the region had a boost of 65 heading into the second quarter over the first quarter’s 54.

In comparison to another part of the state, north-central Alabama posted a score of 69, up from the first quarter’s surveyed score average of 61.

 


Saving Grace Animal Rescue of Birmingham is working hard to find homes for area pets who have been orphaned, found as strays, or born as puppies into shelter life. The Lakeview District of Birmingham is getting a hot new addition in the coming months, according to a report on AL.com. The Trim Tab Brewing company that was set to open up shop in downtown Birmingham will now serve as the Lakeview area brewery, a decision that was finalized by the Birmingham Design Review Committee. Reports say the renovated space at 2721 Fifth Avenue South could be complete as soon as this fall for a 2013 opening of the brewery.

The Birmingham movers have learned that the brewery was initially going to be a brewery, restaurant, and rooftop bar, but recent plans have scrapped the extras and the developer and owner, Harris Stewart, has since decided to focus solely on the brewery element of the original plan, as well as a tap room.


The foreclosure rate in the state of Alabama dropped in February 2013 in comparison to February 2012 by a percentage of 16.5, making it the state with the 30th lowest rate of foreclosures in the US. The volume fell from completed foreclosures and also in terms of foreclosure starts, making the early 2013 term a positive starting point for what’s poised to be a strong year in Alabama real estate.

The beginning of 2013 proved to be a solid month for the Birmingham metro real estate industry. According to reports by the Birmingham Association of Realtors, home sales in January were up 15 percent from January 2012. The exact sales volume is 686 homes over 594 last January. The Mobile movers have also learned that the average sales price is up from 2012, with current averages at $172,370, 7 percent over last year, and a 12 percent boost for the median sales price of $144,950.

Foreclosures still have a prominent role in home sales, and January was no exception. 207 homes (or 30 percent of total sales) were classified as foreclosure sales. The available inventory for the Birmingham metro market was down 8 percent over a year ago, with a total of 6,962 homes available for sale. The positive January figures follow suit with a great real estate trend for 2012, where home sales rose 10 percent. We’ll be keeping a close eye on the industry to report monthly reports as they become available.


According to reports from Alabama.com, plans have been approved to add residential units to The Preserve subdivision of Hoover. The Preserve will gain 62 new homes according to the plans approved by the Hoover Planning and Zoning Commission. The homes will be located between Preseve Parkway and Preserve Way as an extension of Chestnut Park Lake. The Hoover movers see the additional developments as a great sign for the area.

The 62 houses in the neighborhood will create jobs for many in the construction industry, which is of course great news, and the fact that there is demand for additional housing in the region will be helpful in strengthening the value of the homes in the subdivision and throughout Hoover. Hopefully this addition to The Preserve will spur continued development and growth in the region over the coming months.
