According to reports released by the Alabama Center for Real Estate, there were several positive aspects to the state of Alabama’s real estate status. New home sales improved in November 2013 over November 2012 by over 16 percent, and year to date sales for the same time period rose 7.9 percent. The Mobile movers have also learned that the five main metro markets in the state have had an interesting spread of activity, with positive gains in Birmingham, Montgomery, Tuscaloosa, and Hunstville; with decreases showing only in Mobile, which was down almost 11 percent.

Demand is up throughout the state as well, with Alabama percentages surpassing the national average in fact. New construction in the state is about 1 percent higher than 2011 and increased production is a gradual growth alongside levels of demand. Many Alabama metros are steady with plenty of available inventory (about 6 months worth), except for the Montgomery area.

As for pricing, median new home sales was up 7.8 percent over November 2011 in November 2012.


2012 was a positive year for Birmingham metro area residential real estate transactions. The total number of sales was a 10 percent increase over 2011, and it brought forwards the best sales numbers for the area since 2008, according to the Birmingham Association of Realtors.

The Birmingham movers have found that the average selling price is up in the region at a rate of 6 percent over 2011. However, last year’s 10,770 homes are still no much for the sales of 2006–the peak for the area–when sales volume was 18,768 home sales. Realtors and other industry professionals in the Birmingham area are not predicting a large scale growth in the area for 2013, but rather steady and slow growth.

The average home price was $181,797, which is the highest it has been since 2008–however the 2006 sales average was $198,340. Throughout the state of Alabama, home sales grew 6 percent from 2011 data. Predicted nationwide growth is ranked at about 8 percent for 2013.

In terms of time spent on the market, the average home is spending about 10.68 percent less time on the real estate market for the area, a good sign for the potential growth of the stagnant market. Mobile was ranked as the 97th most searched area, and the Birmingham area rose the search ranks from 76th to 72nd most searched. Hopefully the growth in the area can be slow but steady, and the property in the Alabama area can gain momentum and appreciate over the next few months.


While Birmingham is experiencing positive trends in terms of home prices and real estate, the same can’t be said for much of the state of Alabama. Throughout the state, Alabama home prices dropped sharper than any other state for the month of September 2012. The Birmingham movers are wary that even though our city saw growth, it was in minuscule numbers as September 2012 posted only a 0.8 increase from September 2011.

Excluding distressed sales, the Birmingham metro area saw a 1.1 percent rise in prices, according to a report by Core Logic. St. Clair County has shown the strongest rebound in the state, and the proximity to Birmingham has upped its appeal to potential home buyers.

According to recent data , home sales are slipping in several metro Alabama areas–such as Birmingham, Hunstville, and along Alabama’s coast. Traditionally September’s numbers are usually lower than August’s, but the figures for this past September are also lower than September 2011’s data, which is a cause for concern. The Birmingham movers also find it worth noting that September has less business days than most months. In metropolitan Birmingham, there were 10 percent less sales than last year’s September, and 3 percent less total funds collected.

Hunstville and North Alabama areas were down 10 percent in monetary value and sold 12 percent less in volume. Units fell percent in the coastal Alabama counties and in Baldwin county, despite rising closing prices 3 percent higher than last year.

Alabama residential sales so far for the year are showing a positive trend in the state’s real estate standings. September is traditionally a slow month for real estate, but the rest of the year has been positive in terms of volume movement and local market activity. While sales were lower this September than last September, but industry insiders aren’t concerned. Sales are up from 2011 by 6.3 percent. The Birmingham movers have compiled some statistics for you to offer insight on the state market:

Supply is down 7.3 percent from September 2011, and the current inventory allows for a 10.5 month housing supply. That’s lower supply than last year, but not by much.

Demand has shown an 11 percent increase from 2011. 18 percent of sales were purchases made by investors, and 28 percent were all cash purchases. First time homebuyers came in at 32 percent.

Pricing has gone up, and current figures are a 3.9 percent rise from last year. There was a slight 1.4 percent drop, however, from August 2012 to September, a trend that is consistent year over year. Birmingham is positive year over year growth rates, to the tune of a 12 percent increase.


Gulf Coast homes for the state of Alabama were a significant portion of real estate sales this past August, as well as mid level homes. The high end sales are certainly notable, however, as a sign that the market is regaining strength and buyers are showcasing more confidence.
